Rules & Policies

These policies explain how reservations, payments, cancellations, weather, guest counts and use of Cypress River Oasis work. Please read them before submitting a reservation.

Booking & Payment Policy

  • A 50% deposit is required to secure a reservation unless a specific booking or invoice states otherwise.
  • A reservation is not confirmed until the required deposit/payment has been received and the booking has been approved/confirmed by Cypress River Oasis.
  • The person making and signing the reservation must be at least 18 years old.
  • A valid driver’s license must be provided as part of the booking process for age and identity verification. The name on the license must match the booking customer unless Cypress River Oasis approves otherwise.
  • The remaining balance must be paid according to the terms and deadline shown on the customer’s reservation.
  • Current direct-checkout payment options include PayPal, Zelle, Cash App, Apple Pay/Apple Cash, and cash.
  • Guests are responsible for making sure payment is received by the required deadline.
  • An inquiry, quote, availability request, or submitted booking request does not by itself reserve a date or time.

Cancellation & Refund Policy

  • Cancellations made within 7 calendar days of the original booking date are eligible for a full refund, provided the cancellation is made more than 48 hours before the scheduled reservation start time.
  • After the 7-day grace period has ended, a cancellation fee equal to 20% of the total reservation price will be deducted from the refund.
  • All cancellations made within 48 hours of the scheduled reservation start time are non-refundable, regardless of when the reservation was booked.
Important: The 48-hour non-refundable policy takes precedence over the 7-day grace period. Reservations booked within 48 hours of the scheduled event are therefore non-refundable once payment is made.

Weather / Rain Policy

  • A normal rain forecast or the possibility of rain does not automatically cancel a reservation.
  • Cypress River Oasis will work with the guest when severe weather materially affects the ability to safely hold the event.
  • Qualifying severe-weather circumstances allow one reschedule.
  • A weather reschedule is not the same as a cash refund unless the Cancellation & Refund Policy specifically provides for a refund.
  • Guests should not assume their reservation is canceled merely because rain appears in the forecast.
  • Guests should contact Cypress River Oasis about weather concerns rather than simply failing to attend.
  • Cypress River Oasis may stop, delay, or reschedule an event when weather conditions create a safety concern.
There are no automatic rain-percentage, lightning-distance, temperature, hurricane, or forecast-based refund promises unless Cypress River Oasis specifically agrees to them in writing for a reservation.

Guest Count & Capacity

  • Maximum capacity is 50 guests.
  • Every person inside the venue counts toward the reserved guest total, including children.
  • The reservation must accurately reflect expected attendance.
  • Pricing is based on the applicable guest-count tier.
  • Additional guests require approval and any required price adjustment before entry. Guests above the reserved count or paid guest tier may be denied entry until the adjustment is approved and paid.
  • Lower attendance does not reduce the agreed reservation price.

Reservation Length, Hours & Noise

  • Reservations require a two-hour minimum.
  • Direct reservations may begin at 10:00 AM and may end as late as 10:30 PM, subject to availability.
  • Music may remain on through the reserved end time, including after 10:00 PM, but music, amplified sound, voices, and other noise must comply at all times with applicable Harris County requirements, Texas law, and any other applicable local noise rules.
  • Cypress River Oasis may require the volume to be reduced or sound to be stopped immediately when necessary to prevent an unreasonable disturbance, respond to a neighbor or law-enforcement complaint, or comply with applicable law.
  • All guests, decorations, food, personal belongings, and other items must be removed by the reserved end time unless an extension is approved.
  • Extensions are subject to availability, host approval, and additional charges.
  • Early setup is allowed only when approved by Cypress River Oasis.
Noise-law note: Texas Penal Code § 42.01 addresses unreasonable noise in or near a private residence. Its 85-decibel provision creates a presumption of unreasonableness after a warning; it is not a guaranteed permissible music level. Guests must reduce or stop sound whenever required to prevent a disturbance or comply with law. Texas Penal Code § 42.01.

Property & Event Rules

Venue access, privacy, conduct & cleanup

  • The reservation is for the backyard/event area. Guests may not loiter or congregate in the front yard, driveway, street, neighboring property, or other areas outside the reserved event area.
  • No publicly advertised, open-invitation, ticketed, or paid-entry events are permitted.
  • The property address may not be posted publicly on social media, public event pages, public invitations, or similar public-facing websites or listings. The booking customer may share the address privately with invited guests.
  • Fighting, physical altercations, threatening behavior, shouting, prolonged or disruptive arguing, harassment, or other disorderly or disruptive conduct is prohibited.
  • Illegal drugs and unlawful controlled substances are prohibited anywhere on the property. Possession, use, sale, or distribution of illegal drugs or unlawful controlled substances is not permitted.
  • The booking customer is responsible for the conduct of all guests and for making sure the group follows venue, safety, parking, and amenity rules.
  • The booking customer is responsible for damage caused by the customer or guests. Charges for damage, missing property, or excessive cleaning will be based on the actual documented loss or expense and may be supported by photographs, receipts, invoices, repair estimates, replacement costs, or professional cleaning charges, as applicable.
  • Cleanup means removing decorations, food, trash, personal belongings, and other items brought to the venue and leaving the rented areas reasonably clean by the reservation end time.

Parking

  • Park on Dayflower Street on the same side of the street as Cypress River Oasis and follow the private parking instructions sent with the reservation.
  • Do not park across the street or on Cypress River Drive.
  • Do not block neighboring driveways, mailboxes, sidewalks, or access points.
  • Parking instructions must be shared privately with every guest.
  • Any vehicle parked outside the designated area or in violation of these instructions must be moved immediately when requested.

Alcohol, music, smoking & decorations

  • No glass is permitted in the venue or pool area.
  • Alcohol possession and consumption are limited to guests age 21 and older and must remain in the backyard/event area. Underage drinking is strictly prohibited.
  • Alcohol may not be sold at the venue. Guests must comply with applicable alcohol laws, and Cypress River Oasis may require alcohol service or consumption to stop if behavior becomes unsafe or disruptive.
  • DJs, PA systems, subwoofers, and high-powered external speaker systems are not permitted. Small personal Bluetooth speakers are allowed, but all music and amplified sound remain subject to the venue noise policy and applicable law.
  • Guests under age 21 may not smoke, vape, or use tobacco or nicotine products anywhere on the property. Guests age 21 and older may smoke or vape only in the designated smoking area.
  • Confetti and piñatas are not permitted.

Children, pool safety & amenities

  • No lifeguard is provided. Parents, guardians, and responsible adults are responsible for continuous supervision of children and minors, especially around the pool, rock waterslide, hot tub, grill, and other amenities.
  • No running on wet pool-deck surfaces, unsafe horseplay, or diving from rocks, furniture, structures, or other non-designated areas.
  • The rock waterslide and other pool features must be used only as intended and in accordance with onsite safety instructions.
  • Hot-tub use and other optional amenities are permitted only when included in or approved for the reservation.
  • Guests must follow all onsite safety and amenity instructions provided by Cypress River Oasis. Unsafe or improper use may result in the affected amenity being shut down for the remainder of the reservation.
  • Cypress River Oasis may stop unsafe or disruptive activity, require individual guests to leave, and may end a reservation for serious or repeated safety, fighting, threatening conduct, illegal-drug, alcohol, smoking, noise, loitering, parking, or other venue-rule violations.
